unfortunately the septic is your responsibility unless you drastically reduce the price of the home disclose the septic and that it will be the buyer's responsibility to replace. In massachusetts i believe you have 2 years after the septic inspection to replace it (if it fails inspection) even if you take it off the market. not sure about radon and termite but i would think these two would be negotiable.

Termite, HVAC are mandatory repairs in Columbia, SC. Other repairs negotiable. It sucks, but if you have to do it anyway, might as well not lose a buyer.
