I was told my friends association needed new roofs so they charged the tenants and extra $600 a month for 2 years. Doesn't that sound farfetched? I mean I know you pay an association gee but adding another $600 month?

No. It costs what it costs divided by XX units. The association isnt making money, its paying for the roof! LOL. Sounds like they took out a bank loan or took from the reserve bank account which needed to be replenished.

It's called an assessment I think and yeah they can and will do it. But $600 extra a month for 2 years seems really high.

It's not that unusual to have a special assessment. But needing to do one for a roof replacement is a poorly managed association. They should be reserving on an ongoing basis for things, and a special assessment should be for extraordinary circumstances, not routine maintenance.

They do own the apartment and unless they live in balconies and it's covered by a roof they are responsible to fix and maintain it.

I believe the OP used the word tenant in error, but most of us were able to understand she was talking about the owners because of course tenants didn't have to pay a special assessment.

Some people who have never owned property before can get a bit confused about the terminology and the respective roles of a condo owner, an HOA, and a management company.

My parents live in a townhouse community and the HOA made them and a few other owners buy new garage doors because they said their doors were tired looking. At least when it's a roof like this, you can split the cost with the other owners.
