Both times I sold houses thru realtor ;the agent showed up to show the house. Not just sent someone over and always gave notification to arrange showing. There is some bother but you expect that with selling. If vacant I know they accompany the potential buyer.

I think a lot depends on the area. The last 2 times I bought a house, we were relocating across the country and we were in town for 4 days to see houses. We looked at as many as possible and then made an offer. If the house required a 24 hour notice, chances are we didn't get to see it. Bottom line, the more accommodating you are to showing the house, the better your chance of selling.

We are now moving across the country and our house has been on the market for 7 weeks. It IS inconvenient. The first week on the market, we had showings every day, usually at dinnertime! We have 2 kids and it wasn't a convenient time, but we managed. 2 offers fell through and the third offer looks like a good one. We have been very accommodating and only once asked if people would be willing to see the house the next day rather than in the 2 hours they asked for. We were going out of town, packing, etc. and if they waited until the next day, we'd be gone. But if they couldn't wait, we would have sucked it up, tidied the house, gathered the kids and gone to the neighbors for an hour or so.

I find that the serious buyers who want to move NOW will want to see the house ASAP. They may only be in town for a short time. The ones willing to wait until it is convenient for you are the ones more likely to be lookey-loos.

Many great responses here but I want to add "never show a potential buyer your home unless they are accompanied by a realtor whose identity and company affiliation you can confirm". It's too risky. You can refer that lone buyer to your own realtor, if necessary, or ask them to return during an open house. Be grateful you are having so many showings! We have had ONE in two years!
