We had some part of a/c and heating system in the attic. Maybe dripping from part of an a/c unit.

To clarify, the buyer's agent recommended the inspector...not the seller's agent right?

If you have doubts, try someone else. You do need to make sure this is an inspector with a ladder who goes ON the roof, not just takes a look at whatever he can see from the yard.

Yes, a moisture meter can be handy.

Even though there's no second floor, how about an attic or space however low? You'd be surprised at the pipes, etc some people find in their attics. And getting someone to crawl around up there or get a good look from the attic access, camera, whatever could also be a clue. Could be an easily dedected wet area up there that would not have been painted over.

A yellow spot on the ceiling is a water leak from somewhere. The Sheetrock gets dis colored from the moisture. Could be an AC leak, or a roof leak. Get another inspection NOW.

Default Try a DIY mold test kit next time

I used a DIY mold test kit to test for toxic molds on a condo my mother-in-law had under contract. It came up positive and she ended up canceling as the inspector found evidence of water damage in one of the bedrooms. and I liked it because it didn't require sending a sample to the lab. Results in minutes. Found it on Amazon [mod] need at least 10 other posts to make specific recommendations[/mod]
