We are negotiating to purchase a house and had the inspection done. The seller's agent has been bugging our agent for the results since the day of the inspection, and has asked for a copy of the inspection. In all the real estate transactions we've ever negotiated, the actual report, which I paid for, has never been shared. Is this a common request? When we send over our list of items for repair/replacement, I will share those portions of the report, but I don't think I want to give them a copy.
Do you intend to negotiate with the seller to repair or compensate you for repairs discovered as part of the inspection? If the seller is willing to negotiate, you might build the cost of the inspection into the repairs. If the seller is unwilling to negotiate, you might offer to sell him the entire Inspection Report, for the price you paid for it ... in order to recoup some of your expense.

I've only done it one time and it was to show the seller what a crap hole he was trying to sell at a ridiculously high price. Also to show him why we reduced our original offer by $100K (investment 4 family) after having the inspection.
He was NEVER going to show the report or hand it over to any other buyer that came his way. He wasn't going to put a penny in to fixing any of the issues either. He is the definition of slum lord.
We did end up buying the property and for the reduced offer we made.

Yes common to request it. No, its not common for the buyer to provide it.
I made it available to the seller. I also wanted to resubmit for a lower price due to the HUGE amount of work needed. My realtor refused to resubmit. I mean literally said I'm not gonna do that because the bank will never go for it. Ok no problem. I cancelled the contract and parted ways. There was no way I was gonna pay what I offered for a house that needed 60k worth of work
Now that the seller has seen it he/she will obligated (in full disclosure states) to include all the info in sellers' disclosure.
Makes it more difficult for the seller to lie by omission.
Thanks all! We're in a disclosure state so we'll see what they do once we send them the list of items to be addressed.
