When the attorney recommended gratuitous and immaterial revisions to the seller to justify his fee, and the recommendations then were conveyed to my buyer client as demands, the result was that it was no longer all between the seller and attorney.

Perhaps you're attempting to debate attorney relevance or usefulness in RE transactions, sharing your one-sided tale of past negotiation trauma. Got it. Lawyers likely have their own stories of RE agent/broker tomfoolery, malfeasance + incompetence, too. Just like you, attys aren't going anywhere and clients have the option and right to hire legal counsel.

Not arguing anything at all.
Just pointing out that attorneys pull their britches on like everyone else. One leg at a time. Just like agents do.
They are fallible, as we all are, and some will gild the lily to justify their existence.

I have great respect for most of the attorneys I work with, and the need for their profession. Of course, consumers always have the option and right to hire legal counsel. They should not be foolish enough to believe that all attorney behavior is appropriate.
Certainly, attorneys have their stories regarding other professions, and also within their profession. We all do.
