Was wondering what the protocol/ethics are about using multiple buyers agents? I don't have any agreement with my current buyers agent but he ain't too familiar with many of the neighborhoods I am looking in
Can I use different buyers agents simultaneously and separate them by parts of town or not separate them at all?
Or is that frowned upon and I should stick with one realtor at a point in time?
You can certainly employ multiple agents but realistically, they will all have the same access to the same listings, so it's kind of redundant.
Pretty sure you're gonna have a lot of overlap in terms of what listings they will want to show you; why don't you just find an agent with solid experience in, and familiar with, the area you're looking at?
Few years ago I was using few agents at the same time. The main reason was some of them were too busy to answer my calls/questions/emails and avail. during the wrong (for me) time only. At some point I switched to listing agents and it worked much better for me.
You can use as many agents as you want, but you do need to let those buyer agents know that you are working with multiple agents. That way they can decide if they want to work with you.
When we lived in NYC/NJ we had multiple agents but that is because we were looking ALL OVER the entire NYC metro area. As a result, we had an agent in Queens, an agent in Westchester County, an agent in Essex County, and an agent in Bergen County. Maybe one more county south of Bergen. In all we looked at over 70 houses in a year's time between the five agents before we found one that my husband and I both could agree on (the Essex County broker "won").
But if we were looking in one specific area, we'd have just kept it to the one broker. NYC/NJ is a different animal than most areas.
