Any of you who have owned apartments, what is the best way to pay a manager to ensure efficient management.

Some say it is to pay a percentage of the gross, like a property manager, and others have said a set salary attracts better managers.

We are talking about a unit of 16 to 25 units if that matters.

There's no one right answer to these kinds of questions.

Being willing to be flexible counts for a lot as some mix of each approach is valid.
Mostly though it's about what the person who can actually do the job needs/wants.

Has San Diego run out of retired Navy Chiefs?
