I haven't signed with her yet, but I'm sure she'll ask me to sign when I'm ready to write up an offer. Currently, I don't deal with any other agents besides her. I did have a former agent who I am no longer working with.

I typically go to the selling agent. Here's why: they stand to make double commission and will likely push your deal through if your offer is the same as someone who is using another agent. They've also been willing to kick in a point if it brokers the deal faster. That's been my experience. I've never had a deal not go through when I've used the listing agent. Yes, they're working for the seller. But if the terms are understood, there shouldn't be any issues.

I just thought it would be "safer" to work with my own agent, but my trust is limited with her as well.

The homeowner probably got a good deal on the house and is able to sell it now for its appraised value.

Or, maybe even an average deal.

If a $400,000 house is appreciating @ 3% annually, in two years, you have your $25,000 nice and neat.

It's safer because they're obligated to you, not the seller. But a buyer's agent is only looking on the multiple, same as you can do. I guess it's easier to deal with one agent, have them do the searching and appointment making, if your time is limited.
