Mr. Rational, do you TRY to be annoying?

Their cash is fine with me; they're waiting us out until we have to give it to them for nothing.
It's priced to sell (below market value).
The carpets have been taken up -- pristine original oak flooring underneath -- and the shrubs will be cut the first dry day we have. There IS no "property owners group" (it's a post-war suburb).

Anything constructive to say?

So you say. Any objective support for that number?
Based on your other posts one has to assume you don't.

They've made an offer? Did you counter?

You allege to be a landlord. Surely you've come across these groups.
You should belong to one already. If not... find one.

I'm really trying. Sorry you don't appreciate the help.

Funny you should say that...I'm having a hard time finding anything constructive that you've had to say. Every reply to the suggestions on here is along the lines of "but but but WAHHH MEXICANS!"

You don't need a Realtor....Just sell it by owner.
This is not intelligent advice. He needs all the help he can get to be able to sell his home. It will be a difficult time finding someone who will buy it.

SHE doesn't seem inclined to seek out objectively helpful information.

If what she says is actually true... an investor is the most likely buyer.
But the suggestion to (gasp!) pay professional fees for a real appraisal go on deaf ears.

Our realtor is also an appraiser. He thinks it's still a bit overpriced. I agree, but my sibling doesn't. We will likely lower it soon.

There sure are some rude jerks on here. Hope that's not "racist"!

Finally, we arrive at THE PROBLEM.
In two threads, many have written: sell it.
But, now we know that the OP is seeking the answer to: how do I sell it at a price higher than market value?
Does not compute.

No; the question is TO WHOM do I sell it? Mexicans have zero money; other people don't want to live next to Mexicans. I think I've typed this, like, twenty gazillion times by now.

Lower the price. Since it's already paid off and you make money no matter what you sell it for , make it an attractive price that will bring in more buyers. Trust me. Somebody will buy it. If you lower it to neighborhood standards then the new owners can afford to fence in the property and add some bushes to cut down on the noise.

Just lower the freakin' price already! Even your realtor said it was overpriced.

or leave the price high, and create multiple threads on CD bitching about why it won't sell.

To someone willing to pay the fair market value.
That will likely be an investor type who is OK with Mexicans.

And yes, since you've started with an agent you'll also have to pay their fee
even though you only needed a $300 appraisal and *maybe* your attorney to
review the buyers contract.

btw, have you found the LL groups in the area yet?
