The carpets have been taken up -- pristine original oak flooring underneath -- and the shrubs will be cut the first dry day we have. There IS no "property owners group" (it's a post-war suburb).
Funny you should say that...I'm having a hard time finding anything constructive that you've had to say. Every reply to the suggestions on here is along the lines of "but but but WAHHH MEXICANS!"

SHE doesn't seem inclined to seek out objectively helpful information.
If what she says is actually true... an investor is the most likely buyer.
But the suggestion to (gasp!) pay professional fees for a real appraisal go on deaf ears.
Finally, we arrive at THE PROBLEM.

Lower the price. Since it's already paid off and you make money no matter what you sell it for , make it an attractive price that will bring in more buyers. Trust me. Somebody will buy it. If you lower it to neighborhood standards then the new owners can afford to fence in the property and add some bushes to cut down on the noise.
Just lower the freakin' price already! Even your realtor said it was overpriced.
or leave the price high, and create multiple threads on CD bitching about why it won't sell.

That will likely be an investor type who is OK with Mexicans.
And yes, since you've started with an agent you'll also have to pay their fee
even though you only needed a $300 appraisal and *maybe* your attorney to
review the buyers contract.
