im a first time home buyer relocating to GA soon was curious to know if i would get more house for the money in 08? a realtor in fla told me it will drop even more this yr

I live in Gwinnett County, having moved from Florida, and the whole real estate atmosphere is completely different here. In Florida, the norm is to drop your house price thousands at a time, many places here, that are reasonably priced, make very small drops. Also, people here are used to houses being on the market for months, so they have a different mind set than people in Florida who are used to houses selling in days.

My husband and I have been investors in Florida for 10+ years and we were a little taken aback at how different 'the game' is played here. For a Florida realtor to tell you anything about the market here is crazy. It's been a year long education for me since we got here.

The good thing is, you are doing your research. I have been reading your posts for a while since I hated Miami too and couldn't wait to get out.

GA, and Gwinnett doesn't seem to have bubbled since 2001, unlike most of the country. It never hurts to wait a year and see, rent a cheap place, and drop a bigger down payment in 2009 if you don't see a drop in the market.

However, if you're in a hurry, Gwinnett GA is one of the few places I, personally, wouldn't feel bad buying today.
