You definitely want to redo the kitchen. I think you'll definitely get a better bang for your buck than giving an "as is" $10k discount. I definitely know these cabinets, because we had them in a condo we were renovating and also in one of my rental properties. These cabinets are outdated compared to maple, etc. but they are raised panel which is a better quality than flat. In the condo, my wife used a white wash stain and mixed in some paint and painted the cabinets and then I think she used a clear coat sealer and then added cabinet knobs. The cost was around $100-$150, but it made the cabinets look brand new. Instead of going the cabinet refacing route, I'd try this first to see if it works, because it will save you a good amount of money and time. I'd definitely do granite for the countertops and a stainless steel undermount sink with new faucet. For the appliances, to save some money, I'd go with the "clean steel" or "stainless steel look" appliances. They're less money than stainless, but are fingerprint proof and still look good depending on the brand. Oh, you might also want to replace the cabinet hinges and paint the walls.

I could also give you other options which are more expensive.... but you don't need to go overboard.

I think the view is fine. If you want to get creative, try and talk with the owner of the dirt to see if he could put some lava/river rock on the dirt and some small plants. It shouldn't be that expensive and maybe if your seller and the next door neighbor(s) pitch in $100 a piece, you might be able to work something out with the dirt owner.

Oh my gosh, I've just seen cabinets the same color on an HGTV makeover show.
This is what they did with their kitchen makeover:
- Deep gold tone on the walls (same color family as cabinets and tile, but richer)
- Black appliances
- Black granite countertops

I'm really curious to know what this seller ultimately decides to do! So many choices, and we're all pulling for him to be able to move on with his new life.
