I wish the sellers of the house I'm interested in were as intent on selling as you are.
If you feel you can make the offer (and not remorse later), nothing fails but a try.

Thanks...my realtor acted like I was crazy for suggesting it. Maybe because it's a futile effort.

Might also be that she's not used to it. It's not often that a seller will approach a buyer with an offer..it's not the 'usual' way. But hey..in this market and the way things have changed, if you think there is something you can put in an offer that would entice a buyer to actually bite, what the heck, do it! Perhaps it would be futile but you never know unless you try.
