I have a small house about to be put on the market. The home is a fixer upper and the price will reflect that.
I'm in Chittenden County, Vermont which has a severe housing shortage, and the house will be the only stick built house for sale under 100k.

I need to unload it this summer.

You don't necessarily need a flipper--you just need someone who is willing to tackle the challenges of fixing it up. Someone who is willing to fix it up and live in it may be more apt to pay a higher price than someone who needs to factor in a profit margin. (Plus, many people will underestimate what it will cost to fix a house up.)

I had a listing like this once, and I pre-marketed it to the local flippers (a good agent will know who they are) and sold it that way.

If there is a severe housing shortage, you will sell it fast. Simply list it with a real estate agent who lists it in MLS and the buyers will find you.

Post it on Zillow with a realistic "make me move" price and add a description indicating you're looking to sell it as a rehab/teardown type property.

If there is a housing shortage, you should have no problem selling it, given it i9s priced accordingly (to take in account of its condition)....what kind of house is this for sale? (ie one, two family, historical, older, etc.) Also, what is the general condition of it now and how much land does it have?
