I've been doing a FSBO and I'm about to list with an agent. I have a prospective buyer that may be for real. What is the typical paperwork and time line that you agree upon with the new agent regarding previous interested parties?

I don't know RMLS rules, but I know WVMLS doesn't allow excluded buyers. You will have to ask what the MLS rules are regarding excluded buyers.

I've excluded buyers for 5-10 days at the most, usually just 5. A real buyer should be able to make up his mind in that period of time.

If the buyer is real, go ahead and close with him.

1insider...you like to stir the pot. "may" is the opportune word here...unfortunately, their agent is so BAD, and the whole time while I showed the property the only thing he said..."oh there's an electric panel", other than that he couldn't shut up about his brother's beer winning at the State Fair. Oh and he did thank me for doing such a great job showing the place.

Now...also the fact that their agent is a youtube producer doing RE on the side may not help, as the agent doesn't answer his phone or return emails. I imagine he's busy with his next youtube hit.

I'm thinking 7 days is fair to the agent I list with...which was his request. IF the buyer is real they can come up with the extra $50k after that first week.
