That's a ridiculous statement. Every approach to value has a way to account for this externality. Depending on the availability of data, one or more approaches may be more reliable that the others. But it's basic appraising to be able to account for any influence to value.

Agreed. Too many people here talking like experts in real estate appraisal when they really don't have a clue.

Umm, if you are referring to my posts, I am an appraiser, or was one - I am retired now.

My guess is you are not an appraiser and therefore don't understand my posts.

I understand them, but I must admit they sure don't sound like an appraiser. I have been an appraiser since 1983, general certification since 1989. Still working.
