I've recently received a couple unsolicited offers to buy my home. The last one I received today and I am thinking of responding to because I would, indeed, be interested in selling my home... for the right price, of course. :P

How do I respond to such a letter? Should I ask for proof of financing / funds and an offer? The letter was from the real estate representing his/her client.

Any advice would be greatly appreciated -- I know nothing about selling houses and don't want to get duped!

Probably be a good idea to consult an attorney so you get it right the first time. You could also ask a trust realtor to represent you for a certain % commission. We have done that before.

You got two such letters?
Letters as well as newspaper ads from RE agencies saying they have client(s) interested in your type of property are a very common type of solicitation in order to get listings.

They may blanket a neighborhood or target certain types of addresses .
Before you get too excited, make sure this isn't just that kind of advertising.

I was thinking the same thing as above poster, sounds like a RE solicitation gimmick. What does the letter day exactly? Is it signed personally?

An "Offer" should include proposed price and terms of sale.
Do these letters include price and terms, or are they completely generic?

Before you get excited call them and see what they say. Most likely they are fishing to get their 3% commission and will list your home for less than they tell you it's worth so they can make a quick buck.

Most of the time this is a come on just like car dealers contacting you to say they've got a buyer for your car. I wouldn't believe it unless they have a written offer for you with the price and terms indicated. There are a lot of ethical realtors out there who could help you sell your home when you're ready, but these guys that fish around for clients turn me off.

I hope the OP lets us know what the deal is. I have sent 2 letters like that as an individual and never heard back. Which isn't a surprise I suppose.
