I am not a real estate professional, but I had a question for those of you that know more about real estate than I do

I have a home that my husband and I bought in GA in June 2006. I am getting stations in another location and have to be there by August, so I am going to have to sell my home before then, otherwise we can't afford to live where we will be moving because we can't afford two houses! (we plan to rent when we move).
What is the best way to sell a house on this short notice? We are going to go through a real estate agent because we don't know anything about selling homes.
What happens if we can't sell it before we leave? Are there other alternatives so that we can afford to live??

Hire an agent in your area (make sure they are a REALTOR) with the BEST experience in selling homes in your neighborhood (check the stats!). Hire an agent who gets results and then listen to them.

Price your home competitively for the market; if you want to sell FAST - price it in a way to make that happen

Do everything you reasonably can to make sure your home shows well. Focus your money and personal efforst on Curb appeal, staging (this includes cleanliness, decluttering, eliminate odors) Make sure you have great photos (curb appeal starts on the Internet)...

Thank you everyone!
I have talked to my husband and told him to start talking to a Realtor about setting up the house to be put on the market, which he should be doing Thursday (I'm not in GA, so I can't do it) and when I get home in the spring we can start packing up things we don't use.
Since we are trying to sell fast, we are just trying to break even with the selling cost (well, also the Realtor costs and closing costs and everything else as well) but of course I wouldn't mind to get some money back into our pockets
We are also going to redo the back fence, and possibly put in a walkway from the driveway to the front door. I'm hoping this will help the curb appeal!
