Buying property seen on Realtor site (contingencies, 2013, appraisal, insurance)

Before you all scream about me being an idiot,let me explain. I have spent last month in FL looking for a small farm to buy. Nothing Nada. I have a best friend down there and a very on top of things realtor. I found a small farm on the realtor site but I can't get down there to see it now. My best friend is down there and she can go see it for me. I trust her with my life. If she says it's what I want then that's the place. In my circumstances, would you put an offer in ? Places like this one are hard to find. It was at one time pending but the finances fell through. Help me please!
Why not? You'll have your agent, your inspection by a professional for everything...including well, septic, attic, roof, crawl space, other buildings, these days meth, etc; title search, title insurance for you as well as the lender and then the lender will have the appraisal.
Various points along the way can be stopping points if you choose. And plenty of opportunity for you to visit the property, talk with the experts,etc. Payments would be sent to your realtor or inspectors.
Wow, I didn't get laughed off the forum !!! Well, I really didn't know if I could do that. What sort of stopping points do I have ?
Kind of copying my ideas in #3:
Stopping points (where you take time and decide to continue, to make a counteroffer, where you are not able to continue because of the results). Your visit during the process if you see anything you don't like. Your conversation with your agent, your conversation and review of any well inspection with that inspector, of any septic inspection with that inspector, of the building(s) inspection in and out with that inspector, and any other special inspectors; any bad report from the title company; any bad report from the lender about your loan or what they will or won't finance; any bad report from the appraiser.
Contingencies. They are escape hatches. Throw at least one in there that you're SURE won't be met. You are the only one who can choose to ignore it. Only works if you will inspect it personally before closing.
