That could be because it was assumed from what he saw. Or did he mean it was available to the property. He didn't also indicate septic? Do you know who did the appraisal? Can you contact them and ask.

It is not unusual in some areas for there to be public sewer with the option of hookup but not the requirement. (Other places, once public water reaches you, you have to connect). If the first is common in your area I wonder then whether the appraiser was from out of the area and did not know the territory he was appraising and did not know to check or ask about that.

Dig down around that sewer box in front of your home to see if there is a pipe coming from your house. It is not magic. It requires piping.

What about calling whoever bills for water and sewer? They'd certainly know!!!!!

You can call up a plumber that has a sewer line inspection camera and they can tell you for sure what it's hooked to. Probably not more than a couple hundred bucks.

we are on the sewer. We had them come out today and sure enough we are hooked up. They claim that the plumber who did the work must not have submitted his final paperwork. I am not sure what that means exactly but we are having a contract drawn up and we are only responsible for paying for sewer from today forward. I was so worried they were going to try and say we needed to pay from the previous owners.

That's a great update!!

Have you also been able to verify that the existing septic tank was pumped out and appropriately handled? (I think in most cases, they fill and crush it and the fill in the hole but that could vary by location, I suppose)

I think it means that the previous owners were either buddies with him or slipped him a couple hondo to lose the paperwork.

Well, that is good news for you...and not at all unexpected. It just seemed unlikely that a Seller would be so specific in making a false statement. Since the plumber was careless with the paperwork, though, you should double check that the septic tank was dealt with appropriately.

This. I would call in a specialist that deals with removing/permanently closing up a septic tank to ensure it's done right. If not, it could be disastrous to your yard.
