My question pertains to USDA direct loans, not guaranteed. I'm aware of the income and location restrictions, but while browsing their website I came across an area loan limit. The maximum allowed amount for the county we're looking to possibly purchase has a $160k borrower limit and the house we're interested in is listed at $175k. I have two questions. 1 is it possible for us to pay the difference (15k) and still use a direct loan and 2 if that's not an option or isn't worth the hassle/expense, would getting a guaranteed loan be that much of a difference in interest rates?

Its my understanding that if you can afford the down payment for a conventional loan, you should just do that.
