As to a 50sqft difference, it wont matter at all...if every unit is listed at 1248, then the price is whatever recent sales show the price to be...its pretty darn easy really.

While real-estate here in Houston is high for us right now, its shocking to me that anyone would pay $550K for 1248sqft....especially for a condo...You could not pay me to live anywhere with a shared wall...and you certainly could not pay me to spend big dollars on a small condo with a shared wall.

I get it, its California, but boy howdy, that is some fancy prices for some poor folk sizes.

LOTS of folks in my area make $80k+ (heavy concentration of engineers), and I can assure you everyone who makes $80k isn't spending anywhere NEAR that for a home! I guess the only way people in places like CA can buy a home is roll the profit they made on their old home into the new one and get the mortgage down to a manageable level. Cypress is just an average area in Orange County. Nothing fancy. Our average salary is only 10% to 20% higher than the national average but cost of living is definitely 40% to 50% higher and most of it is because of housing cost. Most families need two incomes to buy a decent house or you need to have a lot of equity from another house. Most single and young people here can't buy anything.

it depends on how it was measure, you can measure the outside and it will be bigger than if you measure each room, I did it. my city requires 1200 sf minimum, my house is 1178 sf but measure the outside its 1211 sf

Sounds like the previous agents were lazy and just used public records for the square footage, and those are notoriously wrong. I have NEVER had a house measure out at what tax records show.

^^^ Absolutely true statement...and that is why I left So Cal and moved to DFW. The house we bought here for less than 200K would be worth 550K EASY out in our old location. It's an amazing feeling to be able to afford a very nice home and be in a very nice area without being broke or house poor.

OP, I would just have your realtor contact the seller's agent and ask about the sizing.

I don't know about "most parts", but here in ME I got 1800 sq.ft. house (w/wraparound porch), 1000sq.ft. (+/-) detached garage, on 22 acres (w/1300' stream frontage) for less than $160k. For a half mil, there are a few towns I could have bought...OK, *that* may be a slight exaggeration, but not by much.
