I searched through old threads but didn't see this discussed much.
I've never used an agent either to buy or to sell. But I am currently considering using an agent to sell a property, mostly because I want it to sell quickly with minimal headaches.
I also don't want a lot of days on market. I can handle a few months of languishing but ultimately I'd just like this property gone, and it seems like DOM are fewer with an agent.
Anyone willing to offer advice/experience with selling with or without an agent?

The answers to your questions are really based upon your location, and your location only. I would suggest you talk with an agent. It's free. Ask about DOM in your area. Ask what the agent will do to make your life headache free--haha.
My experience & I don't have much is that I believe price is the main driver & being on the MLS. I tried to sell my house on my own with little success & now I have an agent. I've had an agent for almost 2 months and I have lowered the price 2 times and I do get private showings but still no sale. I take that back I did receive a contract but it was very low & an FHA borrower. We just couldn't meet on price and quite honestly I'm not sure the FHA would have made the sale without me needing to make repairs any other borrower would not or could accept an allowance. So I guess it does depend on your location but consider long & hard about an appropriate price.
I've done it both ways personally (yes I'm an agent now). I sold 2 homes "for sale by owner"; both sold in less than 2 weeks for asking price. It was very time consuming, involved and an enormous pain. I've also sold with an agent; again, it sold quickly again. It was still a pain but the disruption to my life was minimal.
As an agent, I'm not anti-FSBO; for people with the time, patience and willingness to really learn their market it is possible to save some money. But if your end game is that it must sell and you don't have time to screw around, then yes, get an agent.
