No indicatlion of that at this point. Normal retainer here would be about $300. Why would she pay that.

All she has been asked for right now is a signature which she can refuse. If they ask her for money then she would need a lawyer.

I understand it quite well. Suspect it is mostly a communication problem.
There is a very tiny possiblilty she might need a lawyer. But weeks from now and after a whole lot more discussion and events. Right now she would simply be wasting money.
And yes internet advice may be exactly what she needed and has received.
Not in NV. Do a lot better with a RE Board. The NV Real Estate Division pretty much went to a revenue collecting agency only in the down turn and has never really recovered. No resources to do any heavy enforcement.
Any person has the right to consult with a lawyer at any time in the U.S. Do not allow any commissioned sales person tell you to trust them, and not a highly educated professional who had a legal duty to protect your interests. Demanding a high commission does mean you have to agree to the sales person's demands as once the ink is dry they are laughing all the way to the bank. All you need is a good real estate lawyer and escrow agent, no need to play their commission games.
He is right, he has invested time and money and she is the one who is terminating the contract. So no this count the agent is right. It's just a matter of how much time and money he did invest. That sometimes is just part of the deal with being a agent. If she is terminating the contract because she decided not to sell ok I believe he should get some compensation for time and money spent. But she is terminating because of his high pressure subversive tactics. If the contract simply ran its course and ended and she decided not to renew that's just part of the game and no compensation is warranted
As the agent has not produced a contract that is acceptable to the seller, he has earned no money. His attitude when he brings in lower offers, and tries to pressure her, is grounds to withdraw the property at this time. On the other hand, she cannot sell the home FSBO or using another agent, before the listing contract expires or she still may have to pay the agency the full commission even if they do not sell it.
