Honestly, unless the second offer was $100,000 more or a direct sale then the difference in commission I'm sure was negligible. This agent was likely just doing their job and it had nothing to do with their own paycheck.



1. Absolutely there was plenty of room for improvement here by your agent. It's hard to place all of the blame on them though as you can't force someone to sign a contract. If someone is going to string you along and use your offer as negotiating leverage, the only thing you can do is set a deadline and walk away which is what you did. Perhaps that could have been done earlier though.

2. You've learned the lesson that verbal contracts are worth the paper they are printed on. Clearly, your agent was not aware of this either as it sounds like they let things linger way too long. Next time, get everything in writing and get it signed. Until then, it is anyone's house to buy.

I really doubt that your agent is going to get very far by filing a complaint because it doesn't sound like the listing agent did anything wrong. It sounds like your agent is just doing that to save face in front of you.
Funny thing is my agent even yelled at me last night. She thought I was too aggressive.
Yes, most likely she is trying her best to save her face.

I'm beginning to wonder - was this whole negotiation verbal between the two agents? If so, you never actually made a legal offer on this house.
