Heffner doesn't own the mansion, Playboy does, and Heffner rents from the corporation his personal quarters and his share of the staff, upkeep, etc. As a business decision, Playboy may think this is the best time to divest of the mansion if there is to be any cashing in on the lore of it, while the founder is still in residence at the estate, i.e., trying to market to a new generation of playboy who wants the ultimate, Heff's den, not necessarily a typical Westside purchaser who wants an older property.
If the mansion did sell to someone who wanted the property, it could turn into another Pickfair, also a mock Tudor from the same era, that was demolished and a much larger home built on the site; Pickfair being in the City of Beverly Hills and on a larger parcel of land. Ostensibly, this was because the home was in disrepair, but I seem to recall that was not the case in later years, when Pia Zadora discussed the real reason for the demolition and reconstruction. On Charing Cross, the 5-acre parcel would be very attractive for a close-in mini-estate, and historic preservation in LA is not like other cities, where it would be relatively easy to demolish the home and rebuild.
