My realtor is working on pricing now, but I'd like to get outside opinions as well. The house across the street from me just got listed the other day; mine is being listed in 6 weeks. Our houses are both ranches, very similar. Based on the info listed below, what are your thoughts on a list price for me?
That's an asking price for the house across the street, not a selling price. So I think you have zero comps right now.
I'd wait for your realtor to bring you comps and discuss them with you, and to describe how he came to a good asking price to suggest for your house. If you don't think he will do it correctly, maybe you should talk to several realtors and get comps from them, before selecting one of them.
Bear in mind that I'm just another homeowner, not a real estate person, but anyway those are my thoughts on this.
