I don't do "open houses", but I do leave a case of cold water bottles in the fridge for anyone showing the house & a note inviting anyone who visits to have some.
I'm not impressed. I agree with all your points: spilling food, flies around uncovered food and I'm quite picky about refreshments and hygiene. Pubes found in a ball of nuts, no thanks. It does look desperate. They don't need to do all of that. That not how selling homes works.
Today I received a postcard from a realtor.
On the back of her postcard, she was trying to sell herself by showing how she serves refreshments at her open houses.
Immediately I'm thinking-
how would anyone know beforehand which open house is serving refreshments?
What if food and drinks get spilled? I don't want tire kickers walking around my home with food in their hands.
The door is open, how do I know flies didn't land on the food, which is uncovered.
Nah, I'd rather not have food and refreshments. This gimmick doesn't make a difference.
What do you think?

Some of these agents should run their ideas past a think tank first.
Food doesn't sell the home. Pricing and marketing do. Put that on your postcard.
I think it's usually about other agents, and not about prospective buyers.
