Is it a Bedroom? (square footage, appraisal, price, legal)

Hi- have an offer out an house that is listed as a 3 bedroom. House has been on market for quite some time in an area where that is a rarity. I am bit desperate to purchase as my lease is ending soon, so may be overlooking some things I would otherwise not. QUESTION: the house is listed as a 3 bedroom, but the third "bedroom" is tiny (10x8- and not quite that at some points) and does not have a closet. There are two windows in the room. Does this qualify as a bedroom (we are in NYS)? Will an assessor see this as a two bedroom home? Are real estate taxes based on things, such as number of bedrooms? Realtor is being very vague with this question. Worried I will be unable to resell if this is not considered a bedroom (I assume size of this room is an issue for current owners). So....would this room qualify as a bedroom in the eyes of assessor and should this have been listed as a 2 or 3 bedroom home. Thanks!
No closet = no bedroom, at least here in Alaska. It is a a favorite realtor's term of "non conforming"; yeah, we are calling it a bedroom, but it actually is not a bedroom.
From what I understand when I google it, 70 square feet is a bedroom. Doesn't have to have a closet. Very old homes often enough have bedrooms without closets, They just used wardrobe cabinets way back when. It does have to have to have an egress window and local codes may vary. It has to be large enough and can't be too high from the floor.
To be a bedroom in Florida, it must be at least 70sf, have a closet, have interior access, have exterior egress, and not be the only entrance to another room.
You've seen the home. You know what the rooms look like, so the rooms are OK with you. So the question is about the assessor? Most appraisal is done with a drive-by and square footage.
If the house won't appraise, you either come up with more cash or try to get the seller to reduce the price.

Your realtor shouldn't be vague. Call a local real estate association or office, and probably get a new realtor. In most states that would not be a legal bedroom. Maybe someone from New York will chime in.

Yes, but to resell in the future it would make a difference if it is a 2 or 3 bedroom home. So it will effect the resale value. To me personally, if the realtor doesn't say Yes or No, that throws up a red flag not just on the house, but on the realtor as well. The realtor is being misleading or is not knowledgeable on something a realtor should know.
A bedroom needs two ways to egress, the door into the room and a window or another door to the exterior. Does not need a closet. 9x9 rooms are very common in older homes, even into the early 90's in my area. A 10X8 would be about the same size. Easily fits a bed and dresser. Kids don't need to play in their room. Also makes a great study.

Only if remodeled or built when the code was made/enforced the new egress code applies. Otherwise plenty of old houses with small high windows. But yeah it should be counted as a bedroom
