Back on the market with a new price of $395K. Up $6K from last June 2016.
Hope springs eternal.

I might not mind the big wall, better than nosy loud neighbors across the street.

Some people see a cemetery across the street as a problem, I see it as quiet neighbors.

I've heard that "the first offer is usually the best offer". Holding out usually results in a loss for the seller.

That is sort of a real estate closing phrase...
More accurately:
"The First offer is often the best offer."

Whether the first or the fifth, it still has to make sense in the market. If it is too high, buyer's remorse and a termination can hurt the sellers.

There's no rule that says you (or the other side) have to negotiate. And if there are negotiations, there's no rule that says they have to follow a tit-for-tat process. If you want to go up, down or stand pat that's your option. Same with the other party.
