Before I voice my concerns to my listing agent I wanted to hear the opinion of some experts in case I’m wrong.
I’m a seller in Las Vegas, NV, and I accepted and signed an offer/RPA from a buyer three days ago. I don’t know if it’s too early in the process but I’m a bit concerned that I haven’t been asked to either sign or provide any documentation since signing the RPA.
Again, I understand that it’s only been three (3) days but :
- Am I, as the seller, not required to provide a Seller’s Real Property Disclosure (SRPD) within five (5) days of signing the contract? As a matter of fact, the box is checked on the contract so doesn’t that give the buyer the right to cancel if I don’t supply this document within the stated time frame?
- What about HOA docs – shouldn’t I be requesting those already to provide to the buyer or is that something that the listing agent takes care of?
- What about the title/escrow company - shouldn’t I have heard from them (or my realtor) already to let me know that escrow has been opened?
After accepting and signing an offer, how does the process go for someone sitting on the seller's seat?

You should have heard about all of those things from your realtor. Did you already fill out the buyer disclosures? Prior to accepting any offer my realtor got those plus HOA docs so they were ready to go. I'd contact your realtor ASAP.
You should have filled out a seller's disclosure notice when you listed the property. Why didn't you already fill one out so the buyer could have it prior to writing the offer, or right when executed?
The title company is probably contacting the HOA for their docs. And no, you wouldn't hear from the title company until the buyer is done with inspections and ready to move forward as they will then need your loan information to call for a pay off.
After reading your posts I'm starting to think that maybe I did fill out the SRPD as part of the initial docs for listing the property I'll double-check with my agent to make sure.
