We are refinancing our home, not selling. It is a 4 bedroom home. I would like to make one of the bedrooms an office. Would we get a better appraisal if the house is comped as a 4 bedroom versus a 3 bedroom and 1 office. Our house is unique, it was built in 1902, completely updated and remodeled inside and out and it is somewhat difficult to gets comps for an appraisal due to the uniqueness of the home.
Just because a room is being used as an office doesn't mean it's not considered a bedroom for an appraisal. But if it's currently being used as a bedroom, just leave it that way until after you close on the re-fi, just so you don't worry about it.
Just don't remove the closet or window and it's still a bedroom no matter what you call it.
Actually being recognized as a 3 bed would be a big hit in value.
