I've bought and sold 3 times prior and I haven't experienced this yet. Our listing went up last Monday and we've had 7 showings in 5 weekdays. All but 1 were less than 24 hrs notice, and a few were an hour. 1 was 15 minutes notice!
I have 2 kids and a dog, it's so difficult. Is it the norm now?
Sounds like a sellers market. You can press for more notice, but if you get too hardnosed about it you can affect your exposure.
Some ways to go about it:
"By Appointment Only" sign rider.
MLS Showing Instructions to state: "XX hours notice."
Decline and request notice for showing requests that are exceedingly inconvenient.
It's inconvenient, but the more accommodating you can be for this process, the faster a sale will happen!
We have many times, driven by a neat place on the way to a showing, and the client wanted us to call and see if we can get in. They may not be able to look tomorrow. We may be booked with another client tomorrow. They're looking now.
Client called me this morning (apparently just realizing he'd be landing in Florida today) wanting to see condos. We're headed out in a few minutes to see some that happened to be vacant or required only a short notice. The ones that required more than 2 hour notice didn't make the cut. I'm no happier than the sellers who get last minute requests but it is what is is.
Sounds more common than I thought I would never turn down (the 15 minute one meant dragging g out a toddler with no shoes), it's just overwhelming and we didn't anticipate such short notice.
My agent used a showing service when my place was listed and I don't think they did anything on less than 1 hour notice and even that was considered urgent. On weekdays, I didn't care - I left the place showing ready every morning and we weren't home all day, so zero notice was fine. It wasn't an electronic lockbox so I suppose once the appt was approved, the showing agent got the code and could have gone sooner than that hour.

this is good feedback for us as agents. We should be preparing our clients for the logistics of showing their homes. No matter the market, as a seller you should expect the most significant activity to occur within the first 10 days, and you should actually plan your life accordingly. Kids or not, you should expect to wake up every day as if today is the day THE Buyer will come see your home and make an offer.
