In the case of the downed aircraft I am not going to leave my 100k aircraft there for you to do what ever with especially if I made a successful landing just because you ask me to leave, not going to happen, if you want a shoot out I can make that happen for you.

Also in the boat case (that was recent where I live) the boat party said they were not just going to leave their boat there to be fleeced by the land owner so he came at them with a knife, they were just chilling on the shore of the river but they did not leave (boats are not cheap and you don't get an unjust enrichment just because they sprung a leak on your shore), unfortunately the boat crew was not armed so it turned into a really dangerous situation for everyone in that party. Also if someone had a gun on the boat crew and shot the guy with the knife who knows how the others would respond to the police and since it was the knife guys land it could get sticky for the shooter. With me by myself in the plane I can take you down and any one else with you and then its my word against dead people.

Yes if someone simply walks on to your property and proceeds to attack you then you can defend yourself, but you can do that even if its not your property and you are just on the street too.

You do realize that I agreed with you, right?

Just wondering: In today's world don't we have plenty of access to a for sale homes information without having to go for a visit? Sure bad pictures can be placed on the web site but many get it just right on line. Today we have lots of information we can look up in the comfort of our own home without walking all over someones rose bushes. I could probably do an internet search for the kind of home I am interested in, determine which homes I want to visit, make a drive by to see how I like the street. all without ever getting out of the car. If more information is needed I could then make an appointment with the agent or get my own agent to show me the house.

Feel free to do what ever it is you are doing. I am just thinking it is a complete waste of time to visit a bunch of homes just so I can look in the windows.

It varies. Had a couple hunting for most of a year. They visited the places that got on their short list 4 or 5 times. Walked the vacant properties more than once.

Had another client that bought a place based on photos and a private video I shot for them. Closed without ever setting foot in Las Vegas.

So it depends on the client and how they process.

People are going to post the best pictures possible, I have seen homes online with very deceptive picture where when I went to look at them they are almost total gut jobs. i would never recommend buying sight unseen and I would make sure I, as an engineer, could make the sale contingent on an inspection report and my own inspection. Too much stuff that is patched over these days so they can get the sale and hope nothing goes wrong before the statute of limitations expires on the sale contract.

I am still trying to figure out what device will look through walls to see rot or other issues, FLIR wont do it may some form of FLIR/Xray combo?

and Yep.
Smells. How do you (rhetorical "you") photograph smells?
How do you photograph that the floors are sticky. Really sticky?
How do you photograph a flea infestation?
HDR does have limitations, after all...

How do you photograph that the hatch to the crawlspace is 18" high and under the deck?
How do you photograph that the deck is not flashed where it meets the house, and the structure is rotted out?

The singular purpose of photos is to get you into the house, not to demonstrate all of the house's flaws or invisible issues to dissuade you.
I count on photos as an opener, but would only buy sight unseen on a teardown, or if I was very philosophical about surprises, with the personal treasury to handle surprises.

We bought a home that we hated the pictures of. I did not want to consider the house we ended up buying. I think we had even told our realtor not to consider it. He showed it to us anyway and now we have been living in it for almost 6 years and love it. It was the best house for us.

You are right about pictures, even going the other way, as in bad pictures of a great home. Then again the home we bought was a home that needed work. We ended up offering $35,000 less than the bank wanted and they said yes.

Bingo !

....IF....the information given in the brochure/internet ad interests me
....IF...it passes my drive by

THEN....I call the # of the listing agent or my buyers agent.

No reason to be sneaking around and peeking in windows like some pervert !

I am learning that what people are passing off these days as "two car garages" will not fit my wife and I's cars unless we crawl out the windows so we have to go take measurements.

Fine!

Do your measurements AFTER you call a realtor and get their approval/escort.

Where I live, we don't take kindly to strangers meandering around on private property whether there is a FOR SALE sign or not.
