IN Las Vegas they have condohotels but they don't seem to make much money for the investor.

In Miami people buy condos for vacation and rent them out the rest of the time.

Where else does this happen?

NYC? Denver?

I suppose anyone can buy a condo anywhere and try to rent it out but I'm thinking of cities where this is commonplace.

Are you talking full time rentals, seasonal rentals, Airbnb rentals?

And I'm no expert, but I wouid define a "condohotel" as something very different than a condo.

AFAIK, the better cities for daily (airbnb) rentals have been clamping down on them - NYC, San Francisco, etc. I would certainly expect others to follow.

Many condos in Florida require a minimum stay - often 3 to 6 months. Others allow only one rental per year.

If you're looking at this model for investment purposes, you might be better off looking at properties in the Carribbean that have in house rental programs.

Destin, Florida is a huge market for condo-hotel rentals. There are thousands of them and they remain pretty much profitably filled for most of the year. Most of these do not have a minimum rental period, which qualifies them as condo-hotels.

A few condos cater more to full-time residents and non-rentals ... requiring a minimum 3-6 month rental period. But, at least in Destin, these are the exception. Whatever the majority of owners vote to do, relative to short/long-term rentals, generally determines the condo policy.

You will often find that many of the ski resort that offer lodging are condotels with the individual units individually owned but managed and rented by the resort.

Daily rentals are vacation rentals, so it would work better in a place where people go to vacation and there is lots to do.

I'd think next to Disney World would be a good choice.

Myrtle Beach SC has a number of beach front high rise condos that rent very well in spring (spring break) and summer for families. Kids do the beach, adults can golf on any of the numerous courses in the area.

Many golf groups rent condos throughout the year in MB due to the milder winters.

Hawaii, specifically the major tourist destinations. Hawaii laws have the effect of making condotels viable where other location can be hit or miss. Many condotels in the downtown area of Honolulu or along Waikiki have the same look and feel of a full service hotel. But like all real estate, the return is based on the value your unit offers over another.
