I've always thought model homes like the example below look really strange. My assumption has been that lawns have nicer presentations than driveways, even if buyers readily realize this is not what they are buying. Around here this is doubly misleading as sellers don't have to abide by watering restrictions so that green lawn may never look that good again once the weekly watering kicks in. Actually if anything the example below is an endorsement of the layout where the garage is facing the rear alleyway (yes, have these in new developments). Is there another reason developers do this?

That is totally photoshopped. There is no way they are putting grass in front of the garage, even in a model home. Maybe especially in a model home.

It could be possible. When they sell the house, they might rip out the grass and put in a driveway. Who knows for sure?

When we bought our current house, the model home was designed to have the sales office in what would be the garage. Once the model home got sold, the plan was to rip out all the fixtures in the garage that were there to accommodate the office and convert it back to a garage. However, in our development, the model home was bought by a family who had a daughter in a wheel chair. They asked the builder to leave the fixtures in place since they planned to use it as their daughter's bedroom, as it had a separate entry to the outside.

I've been to model homes that were like this. They would have grass where the driveway would normally be. Of course, what would normally be the garage is converted to a few offices to discuss the property with potential clients. I suspect that when it comes time to sell the model, the rip out the grass, put in a driveway and the remove the offices within the garage.

Yes, I have seen this many times. They are trying to make the model look more appealing to the eye, and the garage is used for displays of things like carpet, hardwood, and appliance choices so the doors will not be used. That model may be there for more than a year, then they can remove the lawn and return it to being a driveway when they sell the model.

It's pretty common from what I've seen in Texas and when they sell the model they remove the grass and pour a driveway

This, in fact, seems to be extremely common in Texas, or at least the Austin area. The landscaping is ripped out and replaced with a driveway when it comes time to sell. More expensive model homes will have some shrubs or whatever to hide the garage doors (if they aren't converted to an office space/showroom with glass front).

Local new home development has two car garages with one door per garage. The model homer has the garage doors removed and standard doors and paneling in place of the garage doors as the garage is the sales office. They are clear that the Covenants do not allow this (there must be garage doors) and as soon as the development is finished, the garage doors will be re-installed.

In my HOA we have the same Covenant. Some have converted their garages to a spare room, but it must still have the garage door on it and they enter the room from an inside door.

What do you mean? Of course they do. It's a model home. Lots of times the garages are used as the sales office and the other driveways are used as a walkway. When the phases are completed they rip it out and pour driveways. It costs a builder nothing as the driveways are already part of the subs responsibility
