It's truly amazing the lack of common sense...often we are at the mercy of morons...back in 2009 bought a mother/daughter home from people who had it built in 2001. My sale went through easy peasy with mortgage. Fast foward to 2016 and I have a contract to sell it...seller appraiser comes in and says all mother-in law suite was done illegally!!! What??? By the grace of god the original builder lives right next door...he brings over all paper work relating to the building and permitting of my house and of course it's all kosher...it gets straightened out but my buyer was so mad at their appraiser they fired her...because a few quick calls down to our county office could have avoided this nonsense...
We closed yesterday. It's all done. And the final selling price was $240K. I have to fill out the paperwork as it show it's sold at a loss-no capital gain. So it's over. I'll never sell a home again. I will die here in my new home as I won't do this again. It turned into a headache and a half the last month. ALL the title & survey company's fault. I think the new homeowner has bought it for a rental. That makes me sad. But it's done, over with and let her deal with tenants trashing it. Her problem now. I know a single woman in her 50's does NOT need a 4 bedroom 2 bath home to live in. I wish we'd found a family to live in it. But oh well. I have my pictures and memories along with long hours of labor to built that house.

Happy for you but from Post 1 (11/11) to today (03/28) was less than 5 months and the sales contract was done on 02/14 thus on the market for 3 months and it took 6 weeks to get it done. All of your anguishing (which there was plenty of) aside, many sellers would have been happy with a 5 month sales times frame.
And you never know, a woman in her 50's could still have children at home or kids in college that come home. Or an adult kid who also has a kid who lives with her, so don't assume she will be renting it. But even if she does, who cares!
And, in continuing demonstration of the listing agent's Moderator cut: no personal details, please ineptitude, Realtor.com says: pending. 7 days after the closing.
