I like this idea as well! A prefab/modular home is way cheaper! Like another poster suggested, make sure that the cost of the new home makes sense as far as ROI. Have you asked a realtor how much you can get for rent on your current home? Also keep in mind some people will automatically rule it out since you will be living on the property.

Tenants pay half the mortgage.

I have a friend who lives in San Ramon, CA, his 1350 sqft ranch on 10,000 sqft would sell for $900,000. That's $667 per sqft. You can do the math on your addition, you won't get it done for $70,000 two or three times that seems more likely. Good Luck.
