It is not new. Been in use here for over 15 years. And the worst part is that the fee is not fixed. The brokerage charges a fixed fee...but the agent can augment it as far as he or she feels they can get away with.

I 2nd that. The average I see here in the MN metro is $300-400. Have yet to see one at $500 or more.

No it isn't Tennessee specific, but brokerage specific. The only brokerages in my area that charge it are national franchises.
