if the mailing is to all households in a given area, they sure as heck aren't going to sort out those addresses which are already listed. That would be nearly impossible to do. Besides, the Post Office wouldn't even allow that for those types of bulk mailings.

There should be a disclaimer at the bottom of any print mailing stating to disregard if already represented.
Meh. Fairly meaningless.
As long as the mailing is for a general area, and includes all properties, it covers ethical considerations.
EDDM is perfect for this.
Hit every mailbox on the route, and no one can say you targeted any specific address.
Mass mailings are fine, purposely seeking out sellers with representation isn’t.

I think it falls on our shoulders to screen people who call and always first ask if they have an agent they’re working with. And people who are happy with their listing agent probably wouldn’t contact us in the first place. It gets more sticky if they are unhappy.
Had my house for sale with a realtor. Sign in the yard. Another realtor was putting small American flags with their business card attached at the end of everyone’s driveway (it was around 4th of July). I got skipped.

Bulk mailers are fine as long as they go to everyone in the subdivision/zip/school district/etc.
