My agent told me that 4 out 5 five of my offers are the result of today's mega-open house.

Agree. We bought the house prior to our current one after seeing it for the first time at an open house. The odds may not be high that you'll sell via an open house, but it does happen. You're going to clean up the house for one showing; why not do it for multiple potential buyers seeing the house at the same time?

My agent told me the house got 13 offers since Friday and we're still showing. Does this smell like a possible bidding war?

It smells more to me like it was under-priced to begin with.

As soon as you get 2 offers at or above asking price, wouldn't it be called a bidding war? You're above 20 offers, and presumably 10+ are above asking.
