I'm hearing lots of no, never, rarely works, looky-loos, nosy neighbors, too much trouble, ulterior motive by agent, only 2% and on and on. Sellers are looking for one and only one buyer. To exclude an open house that might produce that one buyer from the marketing efforts is crazy unless there are circumstances that make it too difficult to hold.
Agree. We bought the house prior to our current one after seeing it for the first time at an open house. The odds may not be high that you'll sell via an open house, but it does happen. You're going to clean up the house for one showing; why not do it for multiple potential buyers seeing the house at the same time?
As soon as you get 2 offers at or above asking price, wouldn't it be called a bidding war? You're above 20 offers, and presumably 10+ are above asking.
My agent told me that 4 out 5 five of my offers are the result of today's mega-open house.
