If you had an inspection on 140-some odd year old home and the following were found, would you pass?
Home is below market by about 50K. Has been used as a rental and would continue to be used as a rental.
Overall report to average or above average condition for age.
Powder post beetle infestation in support beams. Not judged to have done major structural damage but advised to exterminate/dry out basement. No signs of termites.
Torque on support beam with lolly columns. Advised sistering.
Roof maintenance needed, but roof in above average condition (tin roof, several spots need scraping and roof needs painted.)
Furnace and HVAC operating well but over their typical lifespan. Same with hot water heater.
Trim repair paint needed as small spots of wood rot found in two areas around window frames.
Electrical, plumbing all in good to very good working condition and updated.
Outdoor retaining wall in garden area shifting-- wall original to the house. Needs removed/fixed.
I lived with a stacked stone basement before. It was a little damp down there. I ran a dehumidifier and it cleared it up. No biggie. The house was old, it has old house problems.
If its a rental you should factor in replacing the furnace and hot water heater into your profit figures along with old house repairs. Meaning..... old houses need more repairs. Not sure what "roof needs painting means"

Yeah that was what I was doing-- factoring in costs for new furnace, HVAC, etc.
Tin roofs need to be periodically scraped and painted. Its not that big of a deal, but you have to hire someone who knows how. And I have learned the hard way that not all roofers are created equal.
