I'm trying to decide whether to get a 45kish house for my dad bc he has a restricted breed dog and can't find anything to rent. He can't leave the general area bc he's separated from his wife but she's got kidney failure so he takes her to dialysis and Drs almost everyday.
I found a small cottage I could pay cash and have him pay me back for what rent would be. The area has no reported crime but omg, there's a bunch of houses that look like a Deliverance/Sanford and son hybrid. The others aren't "nice" but the owners look like they try. The cars mostly look late models pick ups, Hondas, etc. not many hooptys.
This definitely isn't a place to put money into to make it feel like a nice house and I don't know how long it would take to sell but I would be ok selling for less since he's going to pay me. I would only be doing it so his dog has a home. Any advice on if I'm not thinking of any pros/cons? I can't really think of anything else to solve the problem unless I bought him an rv and he camped year round but I think he'd deal with the deliverance types there, too.

Drive through on a weekend day and on a Saturday night. It will give you an idea of who is around at those times. Quiet during the week can be chaotic on weekends and weekend nights. You'll get an idea of what the neighbors are up to.

I looked at property on the internet and on Bing maps. It actually looks not too bad an area for its price. The house looks like your dad could just move in without anything to have to do immediately. You would have to check to make sure utilities are working OK of course. Hopefully city water & sewer and not well & septic on this older home on a small lot.

You said your dad has a restricted breed ( pit bull ??? ). Check to see what dogs the neighbors have . What you don't want is a bunch of grumpy dogs staked out on chains or penned in every nearby house. Potential trouble if the dogs spend their days growling and barking at each other.

I don't think you'll make any money on this home when you sell ,but maybe you wouldn't lose anything either. I have no clue about the market in that area.

If you decide to buy, have a good home inspection done. PS- what does your dad think about this idea ?

Just adding a couple of pros/cons

Pros:
Dad has an affordable place and can keep his dog

Cons:
Insurance might be a problem for the house with a restricted breed
You will need to get a fence for the dog to have a backyard space

Potential issues:
What if Dad can't pay the rent to you?
What if Dad can't keep the yard mowed?

I drove there today. I didn't notice anyone who looked shady. I think it's just the stereotypical rural, hillbilly behavior. Cars in the lawn, looks like a flea market but the people I saw outside were either working on the yard/washing car/playing. I didn't see any dogs tied up.
Yeah, he has a staffie. He does handyman work for a broker and rented from him for 20 years but the owners are selling. The broker doesn't have anything available for the foreseeable future. He's the only one who wouldn't care about the dog.
He doesn't say anything about how he feels. Probably feels awkward cuz he wants to help me, not be helped. I'm sure it's not his dream to live in BFE with the Clampetts but he has a dti that doesn't allow a mortgage and I'm not getting him a mortgage and I only have X amount to spend. He's kinda in a depression/denial stage. I'm spending way too much time trying to solve this but I love the dog and I don't want him to get put down bc my dad is ignorant about rentals and dogs.
Here's a more expensive house but the surroundings are not even close to the other place plus it's bigger. This is the absolute most I can spend helping him. Not sure if the 30k is worth it. I'm figuring the dog has 4-7 years left.

The cons are ok. He puts up fences and the insurance just costs more.
Potential issues are no problem. He gets a pension and SS. He always pays his bills and would never screw me. As for the yard, he's a neat freak, workaholic. He would not be a pig. The only way he won't cut the grass is if he was paralyzed. He might be disgusted by the surrounding junkyards.

As long as it is safe, I don't see a problem with it. Taking neighborhoods out of the equation, 1 is a way better buy. 2 is almost double and you basically get a fence. And nicer siding.
