The problem is when you're moving someplace where you don't know anyone in the trades like I did when I built my last house.
Also, owner/builder loans became rare as hens teeth. They're around but the costs of said loan can be prohibitive unlike 14 years ago where they were easy.

Nope, they're wrapped into the loan, you get bids for the excavation,extra concrete work,electrical for hookup,sewer/water etc and submit them with the house plan.

So far as I'm told 20% down gets the ball rolling.
