Just checking in. Had one offer on my house, but it was TOO low, and all the Buyer could afford
After three months on the market I may lower the price (end of this month). Realtor agrees, since we had our trip to Maine and found two houses we really like.
I will throw this out there - how long is too long? Do you worry if a house has been on the market too long? I'm talking about the houses WE like... One was first listed in 2009, the other in 2012. For much more money, and they've dropped prices about 4-5 times since then. But would you worry? Just curious.
Sorry that you haven't gotten further on the house you are selling.
As for the ones you are interested it, I would have some concerns about houses that have been sitting for years - either with the house or with the seller. I don't think it's as simple as they just weren't truly ready to sell yet - yes, that's part of it, but what's to say they are ready to sell now? They may have put up obstacles that made it impossible for a buyer to close on the deal. You won't know until you are into a potential deal, of course, but I would still be wary.
I would not worry at all. Things get in the way, like illness and other obligations that can make the owners interest in selling ebb and flow. Once you are in negotiations you will be able to tell how interested they are in completing a deal, and you will be able to bring in your inspector and any specialists that are needed to help you in your decision.
Well we got our full price offer on 7/25 - Yay!! Well, I say full price but we had had a price reduction prior as it has been on the market since 4/22 and we felt it was time.
Just a week or two prior to this current offer we had gotten another offer, which was also too low. We countered and they came up a little, we countered again and the next day they decided they were not going to move forward. Just as well - probably it was all they could afford too, and if we had moved forward to the inspection they probably would have found some excuse at that point AFTER we had listed it as pending and the whole nine yards. So now 8/7 is the inspection and of course then followed by the appraisal, as it is not a cash offer. Keep your fingers crossed, we could use some good vibes!
