Wrong! I'm in NY and it sounds like you signed a listing agreement. That is in fact a legally binding contract. You need to actually read it. Doesn't sound like you have. In that agreement, it states that she has the right to claim the commission on ANY sale of the property during the listing period. If you wanted to sell without a realtor, you should have done that before you signed a legally binding contract or wait for the contract to expire.

In my state, a mobile in a park is out-of-bounds for a real-estate agent, it's personal property, not "real estate"..

OP, are you selling the physical manufactured home with physical land or just the physical manufactured home?

Pretty steep fee. I'm used to seeing a 10 percent commission on the sale of a mobile home, which it appears this is. And a six month "listing" contract is pretty long. Why so long? Do mobile homes take a long time to sell there?

There's not much to read. She posted the contract in post #7. I don't even think that she's dealing with a real estate agent. The mobile home is (most likely) personal property. It would be considered such in Michigan since lot rent is being paid and it's not an attachment to the land.

OP: How are you going to sell it on your own if you're moving to Washington state this month? (Info from another thread of yours.) It sounds like you've made some bad financial decisions which are going to cost you. Do you have someone lined up to buy the mobile or not? You say not, but then how will you handle a sale from Washington? Will the mobile home park just agree to take it off your hands? I can foresee you losing it one way or another so simply giving it back (if they'll agree to take it) may be your best option. I have no idea how much you have into it but you may, unfortunately, need to consider that option.

Well this is an extreme judgment... I haven't made any bad financial decisions, just a bad choice in realtor... I have family that can show the home for me. I'm not in any jeopardy of losing the home considering I own it outright.
