Still hot here in Waco. House next door to us was listed for $299 and we laughed because we thought they could maybe get $275 and would likely get closer to $250.
Boy were we wrong. Sold in 3 days for full price. The sellers bought it 7 years ago as a foreosure for about $150. That's a pretty nice ROI.
Buyers market here. Our house has been on the market for 36 days. There are almost 50 houses in our price range within a 1 mile radius. We went under contract the first week it was on the market, but the buyers and their inspector were crazy and ended up backing out. They wanted money for made up stuff. Inspector said our doorbell was broken and we didn't have screens for the windows. Doorbell works just fine and all the screens are in our garage. Turned out that they had multiple offers on houses and went with the seller that caved the most.
Disgusting unethical behavior- borders on fraud, blackmail. Inspectors should be held liable for killing deals over made up stuff, just like automobile inspectors who make things up forcing you do either do unnecessary repairs or the car does not go on the road. These people are given way too much power.

I'm not sure I would call it fraud or blackmail, but I will agree that inspection reports often exaggerate small problems that really aren't a big deal.
Suddenly, it's hard to book a house painter. Everyone we called said they are busy getting houses ready for listing in September.
Does this mean inventory might finally increase just a bit? I never thought of September as being a hot time for people to list their houses but I'm no expert.
Denver market is very hot. I just wonder if anyone is going to be able to afford a house anymore.
I know! Same here in my New Orleans suburb. I bought my house two years ago. It is shocking to see what similar houses are going for now in my neighborhood. Doesn't do me any good because I would never sell, but gosh.
