Hi all,

Builder is stating only a 1 year warranty for the new construction townhome (part of a 6 unit complex) I am purchasing. My realtor is stating this is typical and recommending I get a new construction for years 2-5 through a home warranty company. The build is paying $500 towards that.

It seems new SFRs come with 10yr+ warranties on major items like roof, hvac etc. Is it it normal for townhomes to come with such a short warranty?

I think your assumption that single family homes come with a full 10 year warranty is mistaken.

This is correct. Usually Builedrwarranty are 1 year plus 2 years on some other items like electrical and plumbing. The manufacturer may offer longer on the items they supply.

The standard warranty is a year, there may be some structural or additional warranties for some of the items in or on the housecfrom a manufacturer like windows, tiles, appliances, water heater or HVAC

In some states builders are by law responsible for major parts of the structure like the foundation or roof trusses for 10 years, but this is not the same as a warranty.
