Lol are you serious with this? Welcome to the real world where people use other people for their own advantage or progress. Plenty of contractors get called to do bids and never get call backs. And the caller DIY's it. It's no different than this instance. Some contractors are starting to charge a show up fee. Why don't you do that. Let me know how much work you end up getting or not getting

Update, he couldn't sell his home via fsbo. Signed up with a realtor, it sold in 3 days. It was worth it for him to at least try to sell on his own, lesson learned.

I have owned my home for 30 years and a carpenter for 40 years. I have added on my house. I have remodeled my Kitchen twice Bathrooms 3 times and all the other rooms 2 or 3 times. Roof -Direct Vent Air and Heat 200 Amp service etc All areas of my house are up to date as of today I have put a lot of time and sweat into this house. I believe your house appearance is what sells the house. Not the the Realtor. If the house is not up to date,and looks like a money pit what can the Realtor do?He will just lower the price. If I put my house for sale with a Realtor and it Sells in 1 day,I just gave someone 30,000 dollars for 1 days work while I did all the work and paid the expense. I know what the houses go for around my area,so I think I have a good idea of what I can list it for FSBO with multiple listing. I don't have a thing about real estate agents,as I would go for 2% or 3% buyers commission to the real estate agent that brings a buyer. Is this much harder to do yes for certain reasons but I have time and will try the first option .

Do you mind sharing the differences in price? If there was one. Or do you think it was being put on the MLS vs. just zillow?

I think your expectations are pretty high of a bulk mailing or telemarketing scheme/campaign.

I would never hire a real estate agent who's name I got from a pull tab on a bus stop.

I ask around, research and look for recommendations from people who have recently sold. My last sale I contacted the real estate agent that my neighbor used to sell within a week. My sale took 3 weeks and I would use the agent again.

He started at $269k and dropped to $259k after a few weeks of running many open houses on his own. Tons of people said they loved it, but got zero offers. Getting it listed with realtor on the MLS was the key thing. First couple to view it from MLS bought it at $259k.

You probably don't know detailed answers, but...

1. Did the successful buyer come through at FSBO open house?

2. Did your FSBO friend show the house and pester visitors with endless commentary on great features?

3. Did the successful listing agent tweak presentation, convince the seller to leave the property, etc?

It is amazing how small things can put buyers off, and how many sellers are too close to their product to sell it well.
