It doesn't matter what they are approved for as long as it covers what you are asking. Because people can be approved for a certain amount does not mean that is what they are going to pay for housing.

This mess is nationwide. This is not some fantasy where one end of the Titanic will sink without the other end being sucked down, as well.

Have been listening to local radio business finance call ins lately in the Dallas market. 90% of calls I heard are . . . "lost our job, or my ARM re-set, or (insert problem here)" followed by "How do we dump the house?"
What I'm seeing in the DFW area is the market being flat (maybe slightly declining). But a flat market may as well be declining if you have to cover realtor fees and concessions to the buyer.
We countered their offer...and their agent basically said if they don't get what they want, they will stay where they are at. He said that we are welcome to submit another counter - and he would present it. (I said to my agent..."So we have to counter our counter?!? That's messed up!!")
So...we haven't really responded to them. Here's why.
We had a second showing this weekend. This guy really wants our house, but he has a lease until August which will cost $$$$ to break. So we're working on something now so that he's a little more comfortable in doing so. No official offer yet...but we'll see what happens.
(Believe me...I know that the market is a total mess...but I'm a little more optimistic that this won't be our best offer...)
There is something to be said for a buyer who really, badly, honest-to-goodness loves and wants the house. Things have a way of working out when both parties are panting to close the deal.
OTOH....if there's no offer from the guy who says he really wants it.....a bird in hand...........
